Historic Appleton City Hall Preservation

Summary

Preserve Appleton Heritage, Inc., located in Appleton, MN, is seeking proposals from qualified firms with experience in historic preservation and restoration construction for the building preservation of the Historic Appleton City Hall now known as the Appleton Heritage Center. The Appleton City Hall was listed in the National Register of Historic Places on June 17, 1977. The project consists of exterior work on the historic Appleton City Hall and Opera House (aka Historic Appleton City Hall) to preserve this historic, 1895 civic treasure.  Work will include the following:

·        Repair to the exterior stone foundation

·        Tuckpointing and repairing the exterior brick and masonry walls

·        Repair of some stone sills

·        Repair of some stone steps

·        Rebuilding of a portion of the roof and masonry parapet

A site walk through for all bidders will take place on Friday, July 11th at 1pm, 2025 at 23 South Miles Street, Appleton, MN 56208. The building is located at 23 South Miles Street, Appleton, MN 56208.  Note that this is not the current Appleton City Hall building. 

The proposals will be reviewed by Preserve Appleton’s Heritage (PAH) and MSR design and a timely decision will be made based on project cost, verification of qualifications, and contractor availability.  PAH reserves the right to waive any or all requirements and/or other criteria for proposal submittals and may choose to interview select contractors prior to making a final selection.

Funding/Timeline

This Work is being financed, in part, by a grant from the Arts and Cultural Heritage Fund through the Minnesota Historical Society, in accordance with the guidelines for the Society’s Historical and Cultural Grants Program. Preserve Appleton’s Heritage will also provide matching funds.  The project was awarded funding as of January 2025.

Rehabilitating a Historic Structure

It is the intent of this project to preserve historic materials to the greatest extent possible because this building is listed on the National Register of Historic Places. Because of the historic significance of this building, all work must be overseen by a General Contractor experienced with the performance and characteristics of working in and around historic buildings. All work must comply with the Secretary for the Interior’s Standards for Rehabilitation. Responding bidders must have demonstrated experience with projects that have utilized the standards.

Qualifications

Contractors bidding the Work should have the following qualifications:

1.      Demonstrated experience with projects of a similar size and scope, including historic preservation projects.

Provide a list of three (3) past projects including budget and contact information.

2.      Proof of bonding for the value of the bid proposal.

3.      Proof of insurance binder; must carry a minimum liability of $1,000,000.
